home compliancyWhile there are various steps to keep in mind when preparing your property for sale, changes in zoning laws and building regulations means sellers must have certain things in place before putting their home on the market.

“Gone are the days where you could put your house on the market and hide behind the voetstoots clause. It is in the interest of the seller to take time to ensure the house he is selling is fully compliant.”

The following steps should be taken to protect the seller against any claims that may take place later. Choosing a prominent estate agent in Cape Town, such as Knight Frank, is a sure-fire way to make sure this is done correctly.
  • Make sure that all renovations to the property have been approved. If you are in a situation where you haven’t done so, make an effort to find the old plans and submit them to the Council for approval. A buyer may lose interest if they have to wait a few months for these types of complications to be sorted out.
  • If you have any doubts about whether your property is water compliant, check for leaks before calling in an inspector. The easiest way to do so is by turning off the water supply to check if the meter is still ticking over – if it does, this means there is a leak somewhere.
  • If you have a leak in the roof, get it repaired as soon as possible and make sure you receive a guarantee from the contractor. This guarantee should be addressed to the house and not the person owning the house.
  • Make sure any plumber or electrician who has been involved in readying the house for sale presents the seller with a certificate that states the work complies with regulations. If possible, you should try getting a guarantee for this work.
  • Any unapproved plans should be taken through the Council and approved as soon as possible. If left too late, you may encounter problems doing so.
  • The most important thing for sellers to remember is that they need to give full disclosure to both the buyer and the agent. This way, issues can be rectified quickly and will be listed in the sales agreement or condition report.
The above steps are important for the seller as they will eliminate any timeless problems that may occur during the transfer process. Remember, municipalities can demand that an illegal building be demolished – make sure it is not yours.

Fiat Panda Debut

The new Fiat Panda recently made its debut at the Fiat Panda Paris Motor Show. After waiting a long time for this come out
I was ecstatic to read about this a short while ago on Carmags Motor Shows and Events page. Although not in the same competing
class as the Fiat 500 Zagato or the Fiat-500x, the Panda really stands out head and shoulders for it's style and amazing
accessories. Fuel economy also much improved on this model to make for happy drivers with more money in their pockets thanks
to less cash spent on fuel. I can't wait to get my hands on this and drive it on the open road, will let you know my personal findings.

Diesel Engine Trouble

I've been driving a diesel for many years now. The cash I save on fuel more than makes up for
any of the down sides in my opinion. Although lately I started noticing something which perturbed me
somewhat. For some unknown reason whenever I would change gears a cloud of black smoke would form
behind my car! How something like this would happen is beyond me, so I took to the internet to try and

Keep Yourself Covered

I have learned through bitter experience the importance of being prepared for any eventuality. Probably

Hyundai i20 1,4 GL

I like shopping around for cars and I'm always looking for the next best thing to buy. Although I'm
not looking in the top end of the market, I'm still concerned with getting the most I can for my money. At the moment I drive a Ford Fiesta, it's safe reliable and meets my needs, however after reading about the Hyundai i20 1,4 GL I'm beginning to reconsider. a six speed manual gearbox, revised nose,  rear park assist and steering wheel controls are just a few of the adaptions as compared to the last model and I've got to say, I'm loving it! I'm just glad I found Carmag's website. Just nice to find one site with all the details you need all in one place.

New Renault Clio


The new Renault Clio is finally out! Checked it out at carmag.co.za and I couldn't be more excited as I've been waiting to see this on the market for some time now.

 It's right within my price range and I have to say I'm loving the look and specifications of this baby so far. Now that I've seen the turbocharged 900 cc three-cylinder petrol engine and just the general look and feel I'm really impressed with what the Renault team has done with this. 

Even comparing to the Renault Fluence 1,6 Authentique, Grand Scénic 1,6 dCi Dynamique, Renault Koleos 2,5 Dynamique 4x4 CVT and the Renault Logan 1,6 Expression I'm still buying this, as soon as it hits SA shores!

After some time of thinking about it I’ve finally decided to take the plunge and buy myself a much deserved 4x4. Basically a nice toy which enables me to get onto the dirt roads outside of the bustling city and enjoy my time off to the maximum! After much searching online and struggling to find decent reviews, compared with specs and prices, I finally stumbled upon leisurewheels.co.za.

Their site offers all the 4x4 prices & specs for 4x4 vehicles in South Africa. There are many SUVs to choose from and you are able view all their specifications.  They are basically an adventure motoring magazine for the 4x4 enthusiast in South Africa, down to accessories or whatever you’re looking for.

I was stuck between the Time Warp: Land Rover Defender 110, V9X Nissan Navara and the Toyota Prado D-4D, but after careful comparison finally ended up choosing the Land Rover and I have to say I couldn’t be happier!
